What to Watch For Here

Sectional title schemes need body corporate consent. In a complex the ground usually belongs to the body corporate, so a borehole is a common property decision rather than an individual one. Trustees often want a formal resolution, a plan for sharing water and costs, and agreement on where the rig and spoil can go without blocking neighbours' garages or the access road.

Riverside stands near the Jukskei have their own issues. Close to the river the ground may carry a thin layer of alluvium over granite, and drainage lines collect runoff from built up areas upstream. Keeping a sensible distance from the watercourse and any sewer lines, sealing the wellhead against floodwater, and having the water analysed, is wise on these properties.

Wellpoint or Borehole?

Usually not. A driven point needs clean sand and a water table within about seven metres, and the weathered granite here provides neither on most properties. Drill instead.

Approval and Abstraction

Fourways falls under the City of Johannesburg. Both main metros require approval before drilling. The City of Johannesburg requires an application to its Environment and Infrastructure Services Department, and an approved application comes with a drilling certificate that has to be kept on site while the rig works; drilling without one risks a fine and impoundment of equipment. The City of Ekurhuleni requires authorisation, with applications reviewed by its Dolomite Section and by Water Demand Management. Elsewhere, including Mogale City, confirm the municipality's current requirements. Separately, the National Water Act governs how much you may abstract: reasonable domestic use generally falls under Schedule 1, and in 2026 the Department of Water and Sanitation confirmed that households using borehole water for reasonable domestic purposes do not need to register nationally. Commercial, agricultural and larger abstraction may need registration or a water use authorisation. Rules change, so confirm the current position before drilling.

Depth in particular is not known until the hole is finished. Figures generally exclude VAT unless noted, and change over time. Only an itemised written quote against your actual site means anything.

How does the granite under Fourways affect drilling?

The upper section usually passes through decomposed granite, which drills easily but is loose enough that casing must be installed to keep it open. Fresh granite below is hard and progresses slowly, so the rig spends most of its time there.

Water typically enters along fractures and the weathered transition zone, so two holes in the same estate, even a few houses apart, may give quite different results.

Can a Fourways complex share one borehole between units?

Many do, usually for communal gardens and sometimes with a tank feeding a separate irrigation line. The body corporate decides, and rules on cost sharing, metering and maintenance are best agreed in writing beforehand so that nobody is surprised later.

Municipal approval from the City is still needed before drilling, and larger shared abstraction deserves a closer look at the DWS registration rules.

What do Dainfern and other Fourways estates usually require before drilling?

Expect the estate to ask for an application, contractor details, insurance cover and agreed working hours, and sometimes a refundable deposit against damage to kerbs. Some also specify how drilling fluid and cuttings must be contained so roads and stormwater drains stay clean.

Getting these approvals in hand together with the municipal certificate avoids a rig being turned away at the gate on the morning of the job.

Is borehole water in Fourways good enough to drink?

Granite groundwater is often of reasonable quality, yet a dense suburb has many potential sources of contamination, from old soakaways to leaking sewers and fertilised lawns. Quality cannot be assumed from a neighbour's result.
