Borehole Drilling
Kyalami

5-Star Reviewed
Home › Areas We Cover › Kyalami

Kyalami lies on the Halfway House granite of the outer dome. Under the topsoil there is usually a band of decomposed granite that drills quickly but collapses unless cased, then harder rock where fractures and dyke contacts typically hold the water.

Land use is a patchwork of security estates such as Kyalami Estate and Kyalami Hills, horse properties with arenas and paddocks, and agricultural holdings tucked in around the Kyalami racing circuit and its business parks.

What Is Under Kyalami

FormationWhere it sitsWhat it means for drilling
Halfway House granite and gneissThe basement across the northern and western edge of the Johannesburg DomeHard and slow once fresh. Water sits in joints and fracture zones, so siting matters more than depth.
Thick weathered graniteThe upper section, often deeper on the gentle open ground of the outer domeFast, unstable drilling that must be cased. A deeper weathered zone can store more water at its base.
Dyke lines and spruit-aligned fracturesAlong the Jukskei and its tributaries and across the open groundThe broken ground beside these features is where yields improve, and it is what a survey traces.

What That Means for Your Borehole

  • Larger demand needs a proper yield test because estates and smallholdings draw steadily rather than occasionally.
  • Casing through the weathered zone is standard and its depth varies from one end of a property to the other.
  • Fracture zones and dyke contacts are the targets rather than a set depth.

What to Watch For Here

Horses and stables raise the bar on siting. Manure heaps, wash bays and old soakaways are common on equestrian plots, and nitrate or bacterial contamination of shallow groundwater is the main quality risk on granite. Placing the borehole upslope and well away from these sources, sealing the top of the hole properly, then testing the water before horses or people drink it, is sensible practice.

Big plots do not always mean easy access. Soft paddock ground after summer storms, fenced arenas and low branches along private driveways can all keep a heavy rig from reaching the preferred spot. A walk around the property beforehand helps agree a route that avoids damage to grazing, irrigation lines and buried electrical cables, and makes sure horses can be moved out of the way on the day.

What the Water Is Used For

  • Filling horse troughs and wetting down arena surfaces
  • Irrigating paddocks and lawns during the dry season
  • Supplying stable wash bays and tack rooms
  • Garden and pool use in Kyalami estates
  • Backup for homes during municipal supply interruptions

Wellpoint or Borehole?

Usually not. A driven point needs clean sand and a water table within about seven metres, and the weathered granite here provides neither on most properties. Drill instead.

Approval and Abstraction

Kyalami falls under the City of Johannesburg. Both main metros require approval before drilling. The City of Johannesburg requires an application to its Environment and Infrastructure Services Department, and an approved application comes with a drilling certificate that has to be kept on site while the rig works; drilling without one risks a fine and impoundment of equipment. The City of Ekurhuleni requires authorisation, with applications reviewed by its Dolomite Section and by Water Demand Management. Elsewhere, including Mogale City, confirm the municipality's current requirements. Separately, the National Water Act governs how much you may abstract: reasonable domestic use generally falls under Schedule 1, and in 2026 the Department of Water and Sanitation confirmed that households using borehole water for reasonable domestic purposes do not need to register nationally. Commercial, agricultural and larger abstraction may need registration or a water use authorisation. Rules change, so confirm the current position before drilling.

Borehole Prices in This Area

Drilling is charged per metre, so depth drives the total. The ranges below are framed for local ground conditions and access.

ItemIndicative rangeWhat moves it locally
Drilling, per metreR450 - R1,100 /mThe weathered mantle drills fast; fresh granite does not. Deeper holes for larger demand push the total up rather than the rate.
uPVC casing, installed, per metreR400 - R700 /mCasing runs through the weathered granite, which can be thicker on this open ground.
Mobilisation and site establishmentR2,500 - R9,000Access and site conditions move this; a site visit settles it before quoting.
Water surveyR5,000 - R12,000Targets structure rather than depth. Worth most where yield is fracture-dependent.
Yield testingR3,500 - R15,000Establishes the sustainable rate that pump selection depends on.
Pump, supplied and installedR15,000 - R45,000Greater depth means more head, which means a larger pump and heavier cable.
Storage and boosterR12,000 - R35,000Needed wherever peak demand exceeds the borehole's sustainable rate.
Typical complete projectR60,000 - R180,000+Everything above, excluding treatment, which depends entirely on the water analysis.

These are indicative ranges, not a quotation. They are compiled from published South African supplier and contractor pricing to give you a starting point for budgeting. They are not our rate card, and no figure here is a commitment.

Treat them as a broad guide only. Published borehole pricing in South Africa varies enormously - 2026 guides quote per-metre drilling rates for Gauteng ranging from under R300/m to R1,500/m, a spread of more than five to one - because depth, geology, access, specification, distance and fuel costs all move the number. Depth in particular is not known until the hole is finished. Figures generally exclude VAT unless noted, and change over time. Only an itemised written quote against your actual site means anything.

Kyalami Borehole FAQs

What is the rock like under Kyalami smallholdings?

Kyalami is on Archaean granite and gneiss. The upper part has weathered into a sandy clay that needs casing, while deeper fresh granite is hard and slow going. Water usually comes from fractures, joints and the zone where weathered rock meets solid.

Dolerite dykes and quartz veins cutting through the granite can improve the odds of a useful strike, which is why careful siting on a large plot matters more than simply going deeper.

Is borehole water suitable for horses on a Kyalami equestrian property?

Granite groundwater is usually of good, fairly soft quality, but stables concentrate manure and wash water in one place. Bacteria and nitrate from these sources, or from old septic systems near the house, can find their way into a shallow aquifer.

A laboratory analysis after drilling, repeated from time to time and after any change in the yard layout, shows whether the water suits animals as it is or needs treatment first.

Does owning a Kyalami agricultural holding change the approval process?

Not at municipal level. Kyalami falls within Johannesburg's boundaries, and the City requires an approved application, with the resulting certificate on site during drilling, whatever the plot size.

If water is used commercially, for example at a livery yard, riding school or nursery, national DWS rules on registration or authorisation may also apply beyond the household exemption.

Will one borehole cover paddock irrigation in a Kyalami winter?

That depends on what the hole delivers in a pump test, and granite yields here are typically modest and vary between stands. Keeping several paddocks green through August and September may be more than one borehole can sustain.

Storage tanks, timed irrigation at night and prioritising the areas that matter most usually stretch the supply further than pushing a pump beyond its safe rate.
